If you run a business in Cheshire, you’ve probably come across the term EICR, but knowing exactly how often your commercial premises needs one isn’t always straightforward. Unlike some domestic electrical checks, there’s no single fixed answer for commercial properties, it depends on the type of premises, how it’s used, and what your last report recommended.
At Portcullis Power Solutions, we carry out EICRs and electrical compliance testing for businesses across Nantwich, Crewe and the wider Cheshire area. Here’s what business owners need to know about renewal timescales, and how to avoid letting one lapse without realising.
What Is a Commercial EICR?
An Electrical Installation Condition Report (EICR) is a formal inspection of a property’s fixed electrical installation, covering things like the consumer unit, wiring, sockets and switches. It identifies anything that doesn’t meet current safety standards, anything that needs immediate attention, and anything worth monitoring going forward.
For commercial premises, an EICR isn’t just good practice, it’s generally required under the Electricity at Work Regulations, which place a legal duty on employers to maintain electrical systems in a safe condition. An EICR is the standard way of demonstrating that duty has been met.
How Often Does a Commercial EICR Need Renewing?
The general guidance from the Institution of Engineering and Technology (IET), whose wiring regulations underpin UK electrical standards, recommends the following maximum intervals for most commercial premises:
- Offices: every 5 years
- Retail premises: every 5 years
- Industrial units and warehouses: every 3 years
- Restaurants and takeaways: every 5 years, or every 1 year for kitchen circuits specifically
- Educational establishments: every 5 years
- Places with public access, such as theatres or cinemas: every 1 year
These are maximum intervals, not fixed schedules. If your building is older, has a history of electrical faults, or the previous EICR flagged concerns, your electrician may recommend a shorter interval regardless of the general guidance for that property type.
What Affects Your Renewal Timescale?
A few things can shorten the recommended interval between EICRs, even within the same category of building:
- Age of the installation. Older wiring and consumer units are more likely to degrade and are usually inspected more frequently.
- How the premises is used. Heavy machinery, high footfall, or equipment that draws a lot of power all increase wear on an electrical system.
- Previous EICR results. If your last report came back with a lower rating or noted developing issues, your electrician may recommend a shorter interval to keep a closer eye on things.
- Changes to the building. An extension, refit, or change of use can all mean the electrical system needs reassessing sooner than the standard interval would suggest.
This is one of the reasons a commercial and industrial electrician will look at the specifics of your premises rather than just applying a blanket timescale, the right interval for your business depends on more than just the category it falls into.
What Happens If You Miss a Renewal?
Letting a commercial EICR lapse doesn’t just create a compliance gap on paper, it can have real consequences. Insurance policies often require a valid EICR to be in place, and a claim could be challenged or refused if the electrical installation hasn’t been inspected within the recommended timescale.
There’s also the practical safety risk. Electrical faults are one of the leading causes of fires in commercial premises, and a missed EICR means any developing issues go unnoticed for longer. If your business is ever inspected by the Health and Safety Executive, being unable to produce a current EICR can lead to further scrutiny of your wider health and safety compliance.
What If You’re Not Sure When Your Last EICR Was?
It’s more common than you might think for a business to lose track of when its last EICR was carried out, particularly if there’s been a change of premises manager, landlord, or ownership. If you’re not sure where your business stands, the safest approach is to have an up to date EICR carried out rather than guessing at the timescale.
This is especially worth doing if you’ve recently taken on a new commercial lease. It’s not always clear whose responsibility the electrical installation was under previously, and starting with a fresh EICR gives you a clear baseline and a paper trail of your own.
